What if the house you are looking for already exists?
When a house already has a history, perhaps it does not need to start again
Buying a villa on the Costa Blanca is often the beginning of something more than a property project. For many people arriving from other countries, finding a property in Jávea, Moraira, Altea, Dénia or any of the towns in the area means imagining a new stage of life: spending more time outdoors, enjoying the Mediterranean, welcoming family, working from home or, simply, having a place to return to whenever you need to slow down.
And then a very common question arises:
Is it better to renovate an existing villa or build a house from scratch?
The answer is not the same for everyone. But there is something worth considering before dismissing a property because its architecture, layout or interiors do not fit what you have in mind. An existing villa can hide enormous potential.
Sometimes, behind an outdated façade there is an excellent orientation, privileged views, a mature plot, a perfectly positioned pool or a structure with possibilities that are not apparent during a first visit. And that is where the interesting part begins.
Because a good renovation is not simply about renovating a house. It is about discovering what it can become.
An existing house is not a finished house
When you visit a villa for the first time, it is easy to judge it as it is. The kitchen is too small, the bathrooms need updating, there are too many rooms, the layout seems dark, the materials belong to another era, perhaps even the furniture makes it difficult to imagine what the house could be like with a different style. But a property should not be judged solely by its current condition.
Especially on the Costa Blanca, where many villas were built at a time when their owners' needs were very different from those of today, it is common to find houses with interesting architecture but interiors that no longer respond to the way we want to live.
Perhaps today you want an open-plan kitchen connected to the living room and terrace, a master bedroom with en-suite bathroom and dressing room, a quiet space to work. An outdoor area where you can cook and eat practically all year round, more connection between indoors and the garden… All of this can be possible without having to start from scratch. Architecture has precisely that ability: to transform without erasing. Especially with the help of professional architecture and interior design studios, accustomed to working on this type of project and in this area, who know Mediterranean architecture perfectly and know how to adapt it to new needs.
The value of a villa that is already here
Building a new home offers, of course, enormous freedom. But buying an existing villa has something that an empty plot cannot offer: context.
The house is already integrated into its surroundings, the vegetation has grown, the neighbours are there, the views can be experienced, the orientation can be studied in different seasons, and it is possible to understand how the plot behaves with the sun, wind and privacy. And, in some cases, the location itself is simply difficult to reproduce.
A villa that needs renovating may be located in an established area of Jávea, close to the sea, in a quiet residential development in Moraira or on a plot with open views towards the Mediterranean. Finding an empty plot afterwards with exactly the same characteristics can be much more complicated.
That is why, when you are looking for a property on the Costa Blanca, perhaps the question should not be simply:
“Do I like this house?”
It is also worth asking:
“What could we do with this house?”
The difference between the two questions can completely change the search.
Renovating is an opportunity to express your own identity
One of the great advantages of renovating an existing villa is precisely the possibility of making it your own. We are not only talking about choosing materials, colours or furniture. We are talking about adapting the architecture to the way you live. Because two families can have exactly the same home and need two completely different houses.
Perhaps for you Mediterranean living means cooking for hours with friends and opening the living room completely towards the terrace, while for someone else it may mean having quieter spaces, plenty of privacy and a more direct relationship with the garden. Perhaps you need four bedrooms because your children and grandchildren often come to stay, or perhaps you prefer to reduce the number of rooms to create a much more generous master suite. A well-planned renovation listens to these needs before drawing the first line.
The house should adapt to the people who are going to live in it, not the other way around.
That is why the aim should not be to turn an old villa into a house that could be anywhere in the world. The aim is to discover what makes that property special and combine it with a new way of living.
Preserving the essence is also design
There is an important difference between renovating a house and replacing it with another:
In a truly carefully considered renovation, not everything has to disappear. A local stone, an original structure, a particular relationship between the house and the garden, beams, a terrace, a specific perspective or even the way the light enters can become a fundamental part of the new project. Mediterranean architecture has a particular richness precisely because of its relationship with the place.
On the Costa Blanca, this may mean working with natural materials, protecting certain orientations, restoring existing elements or reinterpreting traditional solutions from a contemporary perspective. The result does not have to look like a new house. It can look like something much better: the same house, but brought to its best version.
Before buying: looking beyond what you see
There is a particularly important point here if you are looking for a villa to renovate.
A property can seem like a great opportunity and, at the same time, hide difficulties that are not obvious during a visit. That is why, before making a decision, it is advisable to analyse the property from an architectural and technical perspective: the orientation, the structure, the condition of the installations, the layout, the enclosures, the possibilities for extension, planning conditions, differences in level on the plot, energy efficiency or even the relationship between the interior and exterior spaces can determine the extent to which a property can be transformed. And this is especially relevant when you are buying from another country.
If you are looking for a second home in Spain or thinking of relocating permanently to the Costa Blanca, it is normal not to know all the local constraints. A property that looks perfect on paper may have limitations that only become apparent when it is assessed with experience. That is why we recommend involving professionals before buying, not only afterwards.
A visit accompanied by an architect can help you understand the true potential of a villa and also detect anything that could become a problem during the renovation. It is not about finding a perfect house. It is about knowing what you are buying and what it can become.
Having a team that can accompany you from the first conversations through to the handover of the keys means that all decisions form part of the same project. At Hoffmann Wehr, we work precisely from this perspective: architecture, renovation, interior design and complete project management, accompanying you throughout the entire process.
From the first visit and analysis of a property through to the design, construction and final details before moving in. And this is especially important when your home is far from your usual place of residence.
Your architect should not limit themselves to sending you plans. They should help you understand the decisions, anticipate problems and make the process as clear and stress-free as possible.
So, renovate or build from scratch?
There is no universal answer. Building from scratch can be the right solution when a plot and a completely new project offer the conditions you are looking for. But if you find a villa with a good location, an interesting plot, architecture with potential and characteristics that are difficult to reproduce, renovation can offer an extraordinary opportunity.
Especially when you are not trying to fight against the house you have bought, but to discover its possibilities. Because a renovation should not consist of imposing a new house on an existing structure. It should consist of finding the balance between what already exists, what you need today and the life you imagine for the coming years.
At Hoffmann Wehr, we believe that a good renovation starts long before knocking down a partition wall. It starts by listening to how you want to live, understanding the property in front of you and discovering what is worth preserving. Because transforming a villa does not mean erasing its history. It means giving it a new life.
